612 39th Avenue
San Francisco boomed with prosperity in the decade following World War I and the Outer Richmond neighborhood subsequently blossomed with block upon block of speculative tract houses. Small groups of houses with similar forms and designs, made unique through facade detail and ornamentation, were erected and quickly sold to San Franciscans who wanted the latest in modern suburban housing.
 
The house at 612 39th Avenue (and the nearly-identical house to the north, 608 39th Avenue) was built in 1923 by Luigi Mario Carusio, a 43 year old Italian real estate agent. Luigi owned the property and is listed as the contractor, although it seems likely that his brother, Vincent Carusio, who was a carpenter, did the actual building. No architect was involved and the brothers probably designed the house based purely on their experience in real estate development and construction.
 
Speculative building was not customized, nor intended for any specific buyer. Once completed, the house at 612 39th Avenue was put on the market and eventually sold to Herman and Rose Weiss. Herman was born in Hungary in 1874 and was the proprietor of a cleaning and drying business. He also did tailoring work. He and Rosa, who was born in Russia in 1882, had three adult children who lived with them; Evelyn, Abraham, and Victor. Evelyn was a piano teacher, Abraham was a violin teacher, and Victor was a book keeper for the electric and gas company.
 
By the 1935, the Weiss family had moved away and the house was owned by Frederick M. and Minta Miholovich. Fred was an accountant for Pacific Telephone & Telegraph Company and the couple had an 11 year old daughter named Joan. The Miholoviches lived at 612 39th Avenue through the 1940s.
 
Around 1949, the house was owned and occupied by Peter A. and Lydia Gooseff. Peter was born in Russia in 1900 and was employed in “his own business in China.” His wife, Lydia, was born in China to Russian parents in 1915, and both their children, Tania and Alex, ages 9 and 6, were born in China. The Gooseffs had relocated to San Francisco in 1949, but appear to have maintained business and personal ties in China. In 1954 they became naturalized citizens of the United States. Lydia died in 1976, but Peter continued to live at 612 39th Avenue until 1985, when the house was sold to current owner.

The house is designed in a simple iteration of the Mediterranean Revival style. The style was popular from the 1920s to the 1950s throughout San Francisco and is based on the architecture of Spain, France, and the Mediterranean region of Europe. It first came into vogue when G.I.s returning from World War I sought to emulate the domestic Old World architecture they had seen in Europe in their own homes.
 
The house at 612 39th Avenue features a flat facade, with an unusual lack of bay windows, and is clad with stucco. The primary entrance on the left side of the first story features a partially-glazed wood door with sidelights within a sheltering vestibule. The garage entrance is located to the immediate right, near the center of the facade, and has a paneled wood roll-up door. A single window is located on the right side of the first story.
 
The second story is undefined from the first and features a symmetrical pattern of four windows with sills, but minimal trim. A molded beltcourse runs across the upper facade, which is capped by a flat parapet. The parapet has corner tabs and is emphasized by a pent roof decorated with shaped modillions.

Ocean air, park life, and real neighborhood vibes — that’s Outer Richmond. You’re steps from Lands End and Ocean Beach, plus Golden Gate Park’s car-free JFK Promenade — now a permanent, people-first route for walkers and cyclists.

Getting out and about and experiencing Outer Richmond is easy: hike the Sutro Baths/Lands End trails, then pop into the Lands End Lookout for interesting exhibits, gorgeous views, and yummy snacks. Golden Gate Park’s big annual draws — Hardly Strictly Bluegrass and Outside Lands — are right next door. Balboa Street is a low-key dining hotspot, anchored by Simple Pleasures and La Promenade and energized by new bars, bakeries, and boba shops. For those wanting to enjoy a stroll, Ocean Beach is gorgeous but windy — perfect for long walks and for watching surfers brave the chilly waves. The Cliff House remains closed due to extensive repairs, but the overlooks and trails remain open.

As far as transportation goes, the 38/38R Geary, 31 Balboa, and 5/5R Fulton connect the neighborhood to downtown, with service tweaks in 2025 improving reliability.

The bottom line: Outer Richmond is a wonderful place to call home, and its coastal trails, park access, and practical transit make it an easygoing corner of SF where weekend adventures start right outside your front door.
