When we bought 1322 Stannage Avenue in October 2007, the house was in generally excellent structural condition and had been carefully maintained over its life. The home was built in 1932 by the Jacuzzi family, who (we've been told) probably brought over the charming fireplace tiles from Italy. We were the third owners of the property, which we purchased from the estate of Lena Merletti, who (with her late husband) had raised her family there. Over the years, we made key structural upgrades and functional improvements to the home, while our design choices were inspired by its Mediterranean character.

2007–2008
  • Electrical system upgrade: eliminated fuses and installed a new breaker panel.
  • Added rain water system including sump pump in driveway to divert runoff to storm drains per City of Berkeley code.
  • Energy-efficiency improvements: added insulation, including attic insulation.
  • Permitted seismic retrofit: installed a shear wall around the perimeter of the house and bolted the structure to the foundation.
  • Replaced foundation on Sun Room with stronger cross trussed columns to meet earthquake standards.
  • Installed new hardwood flooring in the entry.
  • Major window replacement: installed three Marvin Clad Ultimate replacement casement windows with custom arch design and nine Milgard Tuscany windows.
  • Installed new dishwasher.
  • Extensive garden and landscape improvements, including bamboo pots and pomegranate tree and fruitless olive tree in front.
  • Added new wired lighting throughout house.

2009–2010
  • Installed additional Milgard double-pane windows.
  • Installed Emtek Cast Bronze Tuscany passage knobs.
  • Installed hardwood flooring in the kitchen.
  • Repaired dry rot at the sunporch base.
  • Installed a French drain system around perimeter of the house.
  • Replaced refrigerator.
  • Major backyard hardscape improvements, including Mariposa slate, stone/pebble work and grading.
  • Replaced aging columns on backyard shade structure.
  • Continued extensive garden and tree planting including bamboo at back fence, olive tree in front and coast live oak in back.

2011–2013
  • Upstairs bathroom renovation, including:

  • Installed SunPower AC PV 2kW (8 panels) solar panel system, work done by Clean Solar.
  • Additional kitchen improvements, including Phoenician Carthage tile, butcher-block countertop, Shaws Original fireclay apron-front sink, Chicago faucet and professionally painted cabinetry.
  • Replaced sump pump with new Zoeller Submersible Sump Pump.

2015
  • Major finished downstairs renovation, including:
    • Added full bathroom where original toilet and plumbing existed
    • Finished two offices
    • Added family room
    • Renovated laundry area
    • Installed new interior doors and hardware
    • Installed new back door
    • Installed Italian ceramic flooring throughout renovated lower level
    • Added Bertch bathroom vanity and Swanstone shower floor
  • Renovated front steps with Saltillo tile and Mexican tile risers.
  • Rebuilt rear wooden stairs to the yard.
  • Installed Carrier 4-ton multi-zone heat-pump system.
  • Added additional backyard slate patio.

2016–2023
  • Ongoing maintenance and systems work, including flashing and plumbing repairs.
  • Expanded SunPower AC PV system to 6kW (23 panels)
  • Installed/updated yard watering system.
  • Installed 40' of fencing between our house and 1320 Stannage (cost split with neighbors). Planted bamboo in metal containers along that fence to create a "green screen" for privacy.

2024
  • Installed a new metal front gate and fence by AlumissionUSA.

2025
  • Major exterior hardscape renovation: removed concrete from driveway, side walkway and backyard and replaced it with Belgard Old World-style pavers.
  • Created a substantial backyard terrace, new walkway and new driveway.
  • Installed new insulated Clopay Bridgeport Steel Extended Panel garage door with opaque windows.
  • Complete kitchen renovation, including:
    • Copper all-electric range with glass cooktop
    • Bosch refrigerator
    • Bosch dishwasher
    • New cabinetry with wood-panel doors
    • Cambria Newport White quartz countertops
    • Adex / Planet Deco Spanish backsplash/wall tile

  • New roof installed by Nicholas Roofing.
  • Existing solar system removed and reinstalled by Clean Solar in conjunction with new roof.
  • Replaced sump pump with new Zoeller M53 Mighty-mate Submersible Sump Pump.
  • Interior of house repainted and exterior partially repainted.
  • Reconfigured second bedroom by removing a door and adding a wall.
  • Rear steps extended.
  • Hardwood floors refinished throughout the house, excluding kitchen
  • Added fresh landscaping/plantings to the yard.
