Tennessee Street Collection | Three Distinct Properties, One Exceptional Opportunity
Offered individually or as a rare multi-parcel package, the Tennessee Street Collection presents three properties across two adjacent parcels, two units (TIC's) thoughtfully reimagined through an extensive, design-led renovation and one adjacent property ready to be reimagined. Led by a respected local designer, the two renovated units showcase the highest level of craftsmanship and finish, with all systems, surfaces, and details completely new.

694 Tennessee Street | Lower Residence
The lower unit at 694 Tennessee Street is a spacious and light-filled four-bedroom, three-bath home designed for both everyday living and entertaining.
The main level features an open-concept kitchen, living, and dining area, anchored by a chef’s kitchen with premium appliances and designer finishes. Two bedrooms and two bathrooms are located on this level, including a serene primary suite.
The lower level offers exceptional flexibility with a large bonus family room, dedicated laundry, a generous office, and two additional bedrooms with a full bathroom. This level opens directly to a bright outdoor space, creating an ideal indoor-outdoor flow rarely found in city homes.

704 18th Street | Upper Residence
With its own separate address, the upper residence at 704 18th Street features three bedrooms and two bathrooms, highlighted by soaring ceilings, rich architectural detail, and a fireplace that anchors the living space. A private deck off the bedrooms adds a quiet outdoor retreat. The layout is elegant yet functional, blending classic character with a fully modernized interior.
Design and Finishes
Across both residences, every element has been fully replaced or upgraded, including floors, doors, bathrooms, electrical, plumbing, lighting, and kitchens. The result is a seamless blend of refined design, modern comfort, and long-term reliability. Each unit includes one-car parking.
690 Tennessee Street | Adjacent Development or Creative Opportunity

690 Tennessee Street
Directly next door,  690 Tennessee Street is a separate parcel featuring a vacant warehouse with extra-high ceilings spanning the full lot. This unique space offers endless potential. It could serve as a dream garage for a car collector, a creative studio, or a lifestyle amenity for the owners of 694 Tennessee and 704 18th Street.
Conceptual drawings are available for buyers interested in redevelopment, with potential to build two or more residential units. Buyers are encouraged to investigate zoning and development possibilities.

Whether acquired individually or as a combined offering, the Tennessee Street Collection delivers exceptional flexibility, elevated design, and rare upside in one of San Francisco’s most dynamic neighborhoods.

about this

Neighborhood

First inhabited by the families of industrial workers, Dogpatch survived the 1906 earthquake far more intact than almost any other neighborhood.
In 2002, this part of town was officially designated as a historic district of the city of San Francisco. Each of the older homes in Central Waterfront is a particular piece of history.
A great many former factories and warehouses have been transformed into live/work lofts, exciting restaurants, or technology incubators. The proximity of this neighborhood to all types of transportation including the 3rd street Muni Light Rail, Caltrain, and Highways 101 and 280 make it uniquely situated for business and residential use.
Across 16th Steet is Mission Bay, which is the new headquarters for the UCSF Research campus, Benioff Children's Hospital, the DropBox campus, and a new arena for the Golden State Warriors.
Food lovers who call Dogpatch home are treated to a wide array of innovative local options including Just for You, Puccino, The Ramp, Yield and Mission Rock. And you can just imagine the interesting spaces some of these eateries inhabit.
Serpentine is located in a former tin can factory’s boiler room. A nearby Whole Foods Market helps supplement ingredients for all the diehard home cookers. Dogpatch is also surrounded by some enormously appealing neighborhoods including Potrero Hill's 18th Street corridor, which features even more trendy bars, cafes, and restaurants.
Locals love gathering at Esprit Park for a relaxing break while their dogs romp and socialize. And you're always just a skip and a jump from downtown, where folks can enjoy the farmers’ market at the Ferry Plaza and a nice waterfront stroll.
Both Dogpatch and Central Waterfront offer a plethora of residential real estate options. 1860 Victorian cottages live side by side with exquisite high-rises featuring penthouse views, private patios, and garages. Historic buildings offer expansive windows in live/work environments full of exposed brick, period details, and loads of character.
