Dear Prospective Buyers:
We fell in love with 110 from the moment we first saw it at an open house in 2001. The three things that grabbed our attention that day were (1) standing in the kitchen and looking at that fantastic window -- it reminded us of being on the captain's bridge of a ship! (2) the brick patio, which proved to be a good-weather favorite place for us to sit and have meals; and (3) the tiki room, which was tailor-made for our collection of kitschy and fun stuff, a collection we greatly increased because of that room.The two other areas of the house we lived a lot: the dining room, where we both worked all day during covid-days, that room has fantastic light, it's nice to see out to the street and see the world go by, it's convenient for the kitchen, and all told it was a wonderful nest both during and after the pandemic. The other place is the front porch -- how many hours we sat there are uncountable. It's a great spot to catch the sun, chat to the lovely neighbors and passers-by as they walk by, generally watch the dog walkers and joggers etc, and since it's covered it's ideal for enjoying enjoying even (and sometimes especially) when it rains.
In the early years we learned various historical details about the house, a rare treat for any buyer and made possible by our seller being an elderly lady then living in Sacramento who had grown up at 110 from childhood, it was her grandmother who was the original buyer from the contractor in the 1930s; our seller's parents lived at 110 for most of their lives, and they had passed away as of 2000 thereby making the house available, so our seller regretfully sold it on. She was delighted to find I was interested in all the minutia about the house and her general memories of the house and Duncan Way in the 1940s and 50s. She and I wrote letters back and forth (real letters, on paper) for a number of years till she herself passed away, me asking questions and she replying with reminiscences. It was a great day when she sent me two photos of the house when it was brand-new and not even lived in yet!
Talking of living, 110 is VERY livable. There is a good flow among the rooms, the spaces are nicely proportioned, neither too big nor too small; it's not cookie-cutter; charm and character abound, which we more than appreciated so were careful to preserve; it's convenient to Montclair Village both by car and walking; it's a short drive the other direction to the Village Market and cafe at Harbord Drive; for us it was great to walk to/from the AC Transit San Francisco commute bus; it's a quick jaunt to Lake Temescal which is so pleasant to stroll around; the neighborhood is a warren of charming streets to discover (we are big on the walking and discovering).
All in all it's, well, just delightful.
