stylish West Berkeley home!

Fabulous and modern re-imagined Oceanview Bungalow! Step inside the private courtyard with peaceful fountain and into this wonderful West Berkeley home, ideally located close to so many favorite Berkeley amenities. With an architect designed major renovation, this home is iconic with a stunning second story addition and a modern color palette. A formal living room with cozy fireplace  and large picture window overlooks the front patio.  The  dining area and fully renovated kitchen are open to the living area and makes  the whole downstairs space  perfect for entertaining.

From the living room, a dramatic open stair leads to the superb upstairs primary suite -- a true retreat with beautiful attached bath with bidet toilet and walk-in shower, a rear deck and a surprise upper office / reading area with 'crow's nest' outlooks.  The upstairs open beamed ceiling shows off the clerestory windows surrounding the room.  The space is flooded  with abundant natural light and interesting architectural detailing.

The two downstairs bedrooms are equally functional as bedrooms,  or use one for a great TV and guest space as the current owners did.  Both rooms have custom barn doors opening to an attached sunroom--a wonderful spot to unwind and look at the majestic redwood in the rear of the property.

Numerous upgrades throughout include a 2023  leased solar system and backup battery*;  a single attached garage with electric car charger and which is currently outfitted for a home gym;  the updated kitchen has  quality appliances, solid surface counters, "light-up" kitchen faucet, open glass shelving and bar area, and a built-in stackable washer and dryer. The front tiled patio and porch  has a gorgeous hardwood gate and stucco wall enclosure, and becomes a perfect extension of the living area.

10th Street is blocked off for cars at the commercial area beginning a block away, but it's proximity for residents to shops, restaurants, brew pubs, bakeries and transit makes a car less necessary here! Easy access to the Berkeley marina and Bay Trail, as well as the shops of 4th Street, 'Gilman District', and Monterey Market areas.  There are several  nearby parks such as Point Isabel, Tilden and the Wildcat Canyon preserve.

*solar system and backup battery installed in 2023 with a 25 year lease; current monthly lease payments are approximately $235.

Neighborhood

West of San Pablo Avenue and east of the San Francisco Bay sits West Berkeley. Previously known as Ocean View, West Berkeley sits at an average elevation of just 23 feet. The "Ocean View" neighborhood is roughly bordered by the Bay and Fourth Street shopping area to the west, Gilman shops and restaurants to the north and San Pablo Avenue to the east.  It is a thriving neighborhood with a combination of existing industrial businesses, newer independent shops, artists and studios, parks and accessible transportation.

"Ocean View" is a literal mecca for foodies, being close to excellent choices of restaurants serving Indian, Latin American, Spanish, Italian, German and 'Californian' cuisines.  Phenomenal bakeries, a thriving brewery scene (micro and large), pubs, bars and a great selection of grocery shops are all in close proximity.  The brand new Boichik Bagel Factory is steps away offering bagels fresh from the oven.  Fourth street offers a perfect destination from breakfast at the Oceanview Diner to an amazing Japanese meal at Iyasare, or margarita's and mexican food at Tacubaya in the evening.

The area is also known for fun and interesting street fairs and festivals throughout the year.  Coming up will be the annual street fairs at University & San Pablo, and the always popular Jazz on 4th.  The newly inaugurated Gilman District Fair just began its annual tradition. There is a fantastic kite festival at Cesar Chavez park on the bay, and James Kenney nearby park hosts many year-round events. The Marina and Bay Trail are nearby for exploring and exercise, allowing someone to walk or bike from Berkeley to Point Richmond.  The Ohlone trail is easily accessible as well as several schools, parks and playing fields. The proximity to the freeway and BART means the City and Airport are very accessible.
