199 Montecito Ave., Apt. 301 – Seller’s List of Improvements and Repairs
Below is a list of the improvements and repairs undertaken during the period of time that we owned 199 Montecito Ave., Apt. 301. Please note, this list may not be exhaustive of all repairs and maintenance that have occurred during our period of ownership.
2026 - Preparation for Sale
- Painted the entirety of the home’s interior
- Installed new lighting in the dining room and both bathrooms
- Installed new kitchen faucet
- Replace original hollow interior doors with new solid-core doors
- HOA Project: Roof project completed - Main roof to building (not including roof to penthouses) was replaced entirely. Additionally, north side wall of building was removed and repaired with new insulation and siding.
- Install new vanities, countertops, faucets and mirrors in both bathrooms (Sincere Home Decor)
- HOA Project: Front balcony project competed - both balconies replaced entirely by HOA due to structural concerns regarding the supporting posts. Balconies now have the proper slope and ventilation. As part of this project, both retrofitted vinyl sliding doors were replaced with non-retrofitted vinyl sliding doors.
- Blown-in cellulose insulation installed in primary bedroom and bathroom ceiling and exterior walls (McHale’s Environmental Insulation, Inc.)
- Received approval from HOA Board of Directors to install a ductless AC unit in the living room (never installed)
- Removed faux fireplace insert and replaced with built-in shelving in the living room and second bedroom
- There was a crack in the primary bathroom toilet’s tank, but due to the specifications of the toilet, the inner workings of the tank are controlled through a pump instead of gravity. There was no water damage, but we purchased a new tank – which came with the pump – so there’s an extra pump in the storage space.
- Major roof leak in living room, second bedroom, hallway and hallway bath. Homeowner’s insurance claim. (SupraClean Restoration)
- Upgraded kitchen appliances: range, dishwasher, fridge and microwave
- Install new closet doors throughout
- Replaced hot and cold stops in both bathrooms; replaced both toilets (Pelican Plumbers)
- Install new shower pan, tile and shower fixtures in primary bath
- Install new tile and shower fixtures in hall bath
- Replace original aluminum windows and sliding doors with vinyl retrofit windows and sliding doors (Bestoff Windows and Construction)
- Remove asbestos acoustic spray from the ceilings throughout (Synergy Enterprises, Inc.)
- Kitchen renovations - new range, fridge, dishwasher, microwave, lighting, cabinetry and countertops
- Bathroom renovations - replaced original vanities and countertops with new; replace faucets, lighting and mirrors with new
- Replace flooring throughout (vinyl tiles in both bathrooms, wood laminate flooring throughout living space)
- Replaced electrical receptacles throughout, ran electricity to ceiling of both bedrooms and installed ceiling fans, installed plug at the end of the kitchen island, installed new bathroom exhaust fans/lights for both bathrooms
- Installed water line in subfloor from sink to fridge (for icemaker) (Pelican Plumbers)
