Perfectly positioned atop Nob Hill and surrounded by San Francisco’s most iconic landmarks — from the Pacific-Union Club and the Fairmont Hotel to the Mark Hopkins and Grace Cathedral — Park Lane embodies the pinnacle of sophistication and luxury. The building’s stately main entrance lobby reflects timeless Old World charm, welcoming residents and guests with classic architectural detailing that honors its historic pedigree. An Art Deco–inspired top addition, designed in 1929 by architect Edward E. Young, further enhances the building’s distinctive character and skyline presence. Beyond the lobby, doors open to a magnificent landscaped garden with a central fountain, offering a rare and serene retreat in the heart of the city. With an ambiance defined by elegance and refinement, the arrival experience at Park Lane is as exceptional as the residences themselves.

A rare offering at the iconic Park Lane Residences on Nob Hill, Residence 302 is a beautifully renovated 3-bedroom, 3.5-bath home that seamlessly blends classic architectural detail with sophisticated modern updates. Located within one of San Francisco’s most distinguished pre-war buildings, this exceptional residence offers grand scale living in an intimate, full-service setting of just 33 homes.

A dramatic entry hallway, an art collectors dream, creates an excellent first impression and leads to an elegant interior designed for both comfort and refinement. The classically detailed living room overlooks the prestigious Pacific-Union Club, Fairmont Hotel and the Mark Hopkins. The living room flows effortlessly into the north-facing dining room with views, creating an ideal setting for formal gatherings and everyday living alike. The chef’s kitchen is thoughtfully appointed with top-of-the-line professional stainless-steel appliances and premium finishes, offering both beauty and performance.

The well-proportioned layout includes three en-suite bedrooms, each providing privacy and comfort, along with a gracious powder room for guests. Generous scale, high ceilings, and refined detailing throughout reflect the building’s heritage while offering modern livability. The streamlined, efficient and spacious laundry room also includes a private service elevator.

Originally constructed in 1925 and reimagined into an exclusive luxury Tenancy-in-Common development, Park Lane is a full-service doorman building with attended lobby, onsite manager, elevator access from both the garage and main entrance, additional storage, and a beautifully maintained common garden. about this

Neighborhood

Exclusive and elegant, Nob Hill is home to some of the grandest mansions and most historic hotels one can find in San Francisco. Nob Hill is part of an enclave made accessible in the 1870s by the addition of cable cars climbing up California Street through the heart of the neighborhood. The area is considered the center of old San Francisco, where even today descendants of some of the original founding families of San Francisco keep continued memberships at renowned private clubs, including the infamous Bohemian Club.

All but destroyed in the fire of 1906, Nob Hill homes remain the most prestigious of San Francisco addresses. Old money is on display here, making itself seen through the extravagantly adorned buildings that line every street. Huntington Park is certainly the heart of Nob Hill. Home to the iconic 10-foot Fountain of Tortoises, families enjoy congregating on its shady expanses to take in a bit of respite following the hike up the hill. There is also a children's playground which is second to none.

The spiritual center of the community is found in the impressive stone architecture of Grace Cathedral. A Liberal bastion, the Cathedral administers an array of social justice programs, and brings inspiration through the many musical concerts it hosts throughout the year. Also on the grounds is an outdoor meditation labyrinth. Here visitors traverse the garden in silence as part of a meditative reflection on their own lives and the lives of others.

The neighborhood of Nob Hill remains a very walkable area despite its many steep avenues. It remains an urban oasis for residents while never being too far from the action of downtown. Perfectly situated it remains bounded by the excitement of Chinatown, the thrilling nightlife of Polk Street, and the upscale shopping of Union Square. Nob Hill is a walking commute from downtown and the financial district. And for those not interested in walking at the end of the day, MUNI provides monthly cable car passes. Now that's traveling in style!
