Also transcending the ordinary: a sprawling backyard completely transformed into an inviting outdoor oasis with a new contemporary redwood deck, patio, lawn, and landscaping. The next homeowner will enjoy peace of mind with a newer foundation and newer systems (mechanical, electrical, and plumbing), an updated kitchen, refreshed bathrooms, and plenty of amenities.
A functional layout accommodates modern lifestyles – from the large open-concept kitchen with an eating area and built-in bench to the sunken living room with new French doors leading to the backyard. In the kitchen, stainless steel appliances, touchless faucet, ample cabinet space, artisan tile backsplash, and brass fixtures blend form and function.
Anchored by a brick fireplace and large picture window, the front formal dining room could easily flex to a formal living area, den or 5th ground floor bedroom. A separate office overlooking the backyard, creates a private working space. All four bedrooms reside upstairs, including the spacious primary suite featuring a balcony overlooking the backyard, a large walk-in closet, stylish barn door, dual sink vanity, designer lighting, a separate toilet closet, and a walk-in herringbone-tiled shower.
A long list of details elevates everyday living, including kid- and pet-friendly luxury vinyl plank flooring, tankless water heater, side-by-side W/D in the laundry room, new dual pane windows, new roof and rain gutters, and a 100 amp electric service. Open wood slat railing gives the interiors a contemporary feel, as do custom exterior wood treatments, recessed lighting, and designer statement lighting. A new front door and new front door keypad handleset add to the luxurious feel.
With a Walk Score of 76 and a Bike Score of 94, this home puts you at the center of it all – close to UC Berkeley, the Downtown / Ashby BART stations, the culinary haven of Berkeley Bowl, vibrant Downtown Berkeley, parks, and schools. It’s not every day that a home comes onto the market with this combination of location, square footage, design quality, layout, and lot size.

about this
Neighborhood
You can't get closer to the University of California, Berkeley campus than South Berkeley, the neighborhood originally developed in the 1860s by the school’s predecessor, the College of California. The latter institution may be long gone, but the large, spacious, brown-shingled homes along Allston, Bancroft, Channing, and Dwight ways remain. Densely populated, the neighborhood contains some of the city’s oldest homes.
South Berkeley is a mix of students, longtime residents, businesses, and homes. The major thoroughfares are Telegraph Avenue, Bancroft Way, and Alcatraz Avenue, where street vendors, bookstores, record shops, and inexpensive eateries cater to students. Nightlife is abundant, thanks to the proximity to campus, Zellerbach Hall, and Downtown Berkeley.
Both the Ashby and Downtown Berkeley BART stations serve the neighborhood, as do a number of Alameda-Contra Costa Transit buses, making it a snap to get to downtown San Francisco, local airports, sports stadiums, and other locations in the Bay Area.
